7. Realistic prices = better chance of sale
There are many tools online that will give you a head start in establishing a value for your property. Don’t go off what someone else on the next street is asking, as you do not know their situation.
8. Spread the word – tell the world!
Make sure your for sale board is highly viewable from all angles. If the back of your house is near a main road, consider putting the for sale sign at the back of your garden so passing drivers can see it. Don’t underestimate word of mouth, tell your neighbours!
9. Preparing for your first viewing
Tidy away any clutter, if you have children or pets consider getting them babysat elsewhere for the evening. Remove any family photos and personal items.
10. Showing off your property
Don’t point out any problems straight away, as this gives an instant negative opinion of your house. Instead highlight the good points, if you have recently had a new boiler, or your gas has been serviced tell the buyer about this.
11. How to pick the best buyer
You need to ask the potential buyers a lot of questions to decided which buyer to accept. Are they a first time buyer? Do they have a mortgage in place? Are they stuck in a chain? You can make a decision on which offer to accept from these questions.
12. Knowing the buyers situation
You need to know the buyers situation. If they are not looking for a fast transaction and you are, this is not good. If you need to move out quickly and they are wanting to stay in their home for 3 months, then you will have to wait.
13. Bringing it all together
You have to expect disappointment at some stage, whether your house doesn’t value up, or the buyer pulls out. Chase estate agents, buyers and solicitors to keep you in the loop.
